LandValuePH Makes 534,228 BIR Zonal Value Records Free to Search in Unified Database

Independent property platform LandValuePH has simplified access to Philippine property tax data by consolidating 534,228 street-level Bureau of Internal Revenue (BIR) zonal value records into a free searchable database. Covering 48 of the country’s 82 provinces, the platform allows property owners and buyers to find valuation figures instantly without registrations or fees.

MANILA, August 23, 2026 – Independent property valuation platform LandValuePH has compiled a searchable database of 534,228 Bureau of Internal Revenue (BIR) zonal value records, making them completely free to search without requiring user registration. The release consolidates official government figures into a single digital platform, allowing property owners, buyers, and heirs to access critical real estate tax benchmarks within seconds.

The database covers 48 of the Philippines’ 82 provinces, spanning 905 cities and municipalities, and 34,321 barangays. It encompasses residential, agricultural, commercial, and industrial property classifications, offering broader transparency on official government valuations.

Overcoming the Friction of Scattered Public Data

In the Philippines, BIR zonal values serve as the primary baseline for determining capital gains tax, documentary stamp tax, and estate tax on every real estate transaction. Despite being public records, accessing these values has historically required a complex manual process. The BIR publishes zonal values in separate, individual Excel files organized by Revenue District Office (RDO). To check a property’s value, a user must identify which of the 120+ RDOs has jurisdiction over their local area, search the government website for that specific file, download it, and manually locate the correct line item.

LandValuePH’s BIR zonal value lookup eliminates this administrative hurdle by indexing the official Department Orders into a single, searchable interface, allowing users to locate exact records instantly by typing their location.

Empowering Property Decision-Makers

“The data has always been public — it just wasn’t usable,” said a LandValuePH spokesperson. “BIR publishes zonal values as separate Excel files for each Revenue District Office, so someone selling a lot has to know which RDO covers them, find the right file, and read a spreadsheet. We’ve put all of it in one place so anyone can look up their own barangay in a few seconds, for free.”

“Most people only discover their zonal value when the BIR computes their tax bill. Knowing it beforehand changes how you price a property, or whether an estate is worth settling now or later.”

Regional Valuation Benchmarks

The consolidated database provides clear insights into regional valuation differences across key areas of the Philippines. According to the platform’s aggregated data, Metro Manila averages ₱63,160 per square meter across 15 cities and 1,056 barangays. In neighboring high-growth provinces, Bulacan averages ₱9,254 per square meter across 24 cities and municipalities (1,022 barangays), followed by Cavite at ₱8,091 per square meter across 23 cities and municipalities (949 barangays). Batangas averages ₱4,095 per square meter across 34 cities and municipalities (1,606 barangays), and Laguna averages ₱4,029 per square meter across 30 cities and municipalities (1,425 barangays). These figures represent the aggregated baseline rates established by the BIR, which serves as the foundational data for local property calculations.
